The City of Wilsonville recently informed HBA of the proposed increases for their citywide Transportation SDC, down significantly from their May 2016 proposal due to HBA’s work addressing the project list. HBA staff will continue to work with Wilsonville as the statutory notice period begins.
HBA staff has had initial conversations with the City of Wilsonville as they propose to raise the Transportation SDC and has been working to alert members building in Wilsonville prior to the statutory notice period. Early indications are that the city does not want to enact the maximum defensible amount; however, that is ultimately a policy determination by City Council. As many of you also know, the city is currently in the process of working through the Frog Pond Master Plan as well, with the funding plan yet to be finalized.
Below is a chart documenting the current TSDC in Wilsonville and the draft proposals. As the chart shows, the current maximum defensible has been significantly decreased since a May 2016 proposal – in large part due to work by HBA staff regarding the proposed project list and keeping future development affordable in the region. This decrease reflects HBA’s successful efforts to be engaged in SDC conversations far ahead of the statutory requirement period.
|1/2017 proposal*||5/2016 proposal*||Current rates|
|Single Family Home, per DU||$13,731||$22,334||$7,695|
|Multifamily Home, per DU||$9,447||$15,367||$4,771|
|Office Park, per 1000 SFGFA||$16,598||$26,998||$11,389|
|Supermarket, per 1000 SFGFA||$57,582||$93,661||$42,324|
*Both of these amounts are the maximum defensible rates, but not necessarily what Wilsonville City Council will adopt.
HBA will continue to work with the City of Wilsonville as they finalize their proposal, as well as their Frog Pond Master Plan. If you have any questions or for more info on how you can help us influence the process, contact James Adkins at email@example.com.
